Hours of Operation:  The building’s normal operating hours will be 7 AM to 7 PM Monday through Friday.  Tenants shall be permitted access to use their premises 24 hours per day.

Parking:  500 parking spaces are accessible from the lobby of the building  and available on an hourly, daily and monthly basis.  Direct access from the lobby.

Access: Exceptional access to all major thoroughfares, regional rail lines, and the Philadelphia International Airport.

Elevators: The building is served by six (6) elevators; two (2) 3,500 lb. passenger hydraulic elevators at 150 FPM to serve the parking garage.  Four (4) High Rise Traction elevators serve the lab portion of the building.  Three (3) of these are 3,500 lb. capacity at 350 FPM and one (1) is 4,500 lb. capacity at 350 FPM.  All cars have center opening doors with 48” clear openings, 7’ clear ceiling height.  The 4,500 lb. capacity elevator will serve as a service elevator and feature 10’ high clear ceiling for deliveries.

Electricity:

  • 2500 KVA electrical service with dual feeds and dual transformers from separate PECO utility substations.
  • Emergency generator for elevator recall, fire alarm and emergency lighting in core areas.
  • Tenants are responsible for providing bus duct switches at the risers, meters, electrical panels @ 120/277/480 volts as required for their Tenant area.  The equipment shall be located in an electrical closet in their Tenant area.
  • All branch circuit wiring, devices and lighting within the Tenant area are by Tenant.

Emergency Power – 750 kW with capacity to add an additional generator.

HVAC:

  • All branch circuit wiring, devices and lighting within the Tenant area are by Tenant.
  • Tenant to provide Supply & Exhaust VAV boxes within Tenant areas.
  • Central exhaust system for toilet rooms and janitors closet with roof mounted exhaust fan.
  • Exhaust system for electrical rooms with ductwork and roof mounted exhaust fan by Landlord.
  • Three (3) stair tower pressurization systems.
  • Motor operated intake dampers, make up air fans, and controls at each floor.
  • Supply air duct to mechanical room core partition at each floor.
  • Siemans Laboratory Control System with Tenant tie ins from Tenant areas.

Fire & Life Safety: 3711 Market is equipped with state-of-the-art fire and life safety systems including pressurized fire towers.  Tenants shall furnish and install strobes, horns and voice evacuation devices and tie-in to the base building system as part of tenant fit-out.

Lab Waste Piping:

  • Plumbing risers are provided to high rise core.
  • Tenant shall be responsible for tenant area plumbing distribution, lab waste distribution and all fixtures required for Tenant areas.
